Most office projects that get called a renovation are really a refresh: repaint, patch the walls the last tenant damaged, swap stained ceiling tiles, fix the doors that slam, and tighten up the restroom. That kind of scope can be priced line by line, so we built a calculator around the rates we already publish. It covers Los Angeles, the rest of Southern California and the Bay Area, where our hourly rate is higher.

The calculator gives a planning range, not a quote. Paint, tiles and hardware materials beyond what our per-repair prices include are billed at cost, and the final number depends on what we see on the walk-through.
Turn the estimate into a written quote. Send the address, your calculator numbers and a few photos. We reply with a written scope and price, and a certificate of insurance if you need one. Prefer the phone? Call or text +1 818-835-0556.

What does an office renovation cost per square foot in Los Angeles?
For a refresh, painting sets the per-square-foot cost: $1.75 to $3.25 per square foot for open-plan offices and $3.00 to $4.50 for retail or detailed space in our 2026 Los Angeles ranges. Repairs, doors and hardware are added per item on top of that.
A full build-out with new walls, HVAC, lighting layouts and permits is a different project. It is priced by a general contractor and architect, usually per square foot of the whole suite, and it runs far above refresh pricing. If you are not moving walls or changing the layout, you are probably pricing a refresh, and the calculator above is the right tool.

What is included in an office refresh?
An office refresh usually covers interior painting, drywall patching, ceiling tile replacement, door and closer repairs, restroom hardware and small fixture work. It leaves the floor plan, HVAC and electrical layout alone, which is why it can be priced line by line and done in days.
- Walls: patch anchor holes from removed art and monitors, repair chair and cart damage, then repaint. See our interior painting page for how we prep occupied offices.
- Ceilings: replace stained or broken drop ceiling tiles once the leak behind them is fixed. Our ceiling tile replacement page shows what one to four billed hours costs.
- Doors: replace leaking or slamming closers, adjust hinges and fix latches. Details are in our door closer replacement cost guide.
- Restrooms: partition hinges, latches and brackets, grab bars and dispensers. See restroom partition repair.
- Fixtures and lighting: shelving, break room hardware and like-for-like light fixture swaps, handled by our commercial electrical team where wiring is involved.
How can you lower the cost of an office refresh?
Batch everything into one scheduled visit, book during standard hours when the space allows, and send photos before the walk-through. One visit carries one trip charge and one minimum, while three separate service calls carry three.
After-hours work protects your staff and customers from dust and ladders, but it bills at 1.25 to 1.6 times standard. A common middle ground is to paint and patch after close, then do door and hardware work during the day when it does not disturb anyone. If you manage several suites, a monthly maintenance walkthrough at $250 to $600 per visit catches small repairs before they pile up into a refresh project. Our commercial handyman rates guide explains how not-to-exceed caps keep these visits on budget.
Who pays for an office refresh, the landlord or the tenant?
It depends on the lease. Many California commercial leases make the tenant responsible for interior finishes and the landlord responsible for the building shell and systems, but the repair and surrender clauses decide each item.
Move-out is when this matters most, because paint and patching are often required before the deposit comes back. Our guide to commercial lease repairs in California walks through the usual splits, and the tenant turnover punch list shows how we scope a 3-day turnover in one work order.
Who does the work?
Commercial work at The Handy Geeks runs under our CEO, Bernard Toth, with project managers Christian Lopez and Joseph Toth scheduling crews from our office at 6020 S La Brea Ave, Los Angeles. Under Bernard we handle the in-store maintenance retail brands such as Chanel, Pandora, AMIRI, Lovisa and MOSCOT rely on: door and closer repairs, wall patch and paint after fixture changes, ceiling tile swaps and hardware fixes, scheduled around opening hours. We carry $2M in general liability and can send a certificate of insurance naming your landlord the same day.
Office renovation cost calculator FAQ
How much does it cost to repaint an office in Los Angeles?
Our 2026 Los Angeles range is $1.75 to $3.25 per square foot for open-plan offices and $3.00 to $4.50 for retail or detailed space. A 2,000 square foot open office lands around $3,500 to $6,500 before any repairs.
Is the calculator result a quote?
No. It is a planning range built from our published rates. We confirm the scope on a walk-through or from photos, then send a written quote with a not-to-exceed amount before work starts.
Do you charge more for work outside business hours?
Yes. Work before opening or after close bills at 1.25 to 1.6 times standard. Our office and dispatch hours are Monday through Sunday, 8 AM to 6 PM.
Do you cover the Bay Area?
Yes. Bay Area labor runs $120 to $220 an hour because of crew wages, parking and bridge tolls. Pick Bay Area in the calculator to use that rate.
Can the calculator price a full build-out?
No. New walls, HVAC, electrical layouts and permitted work need a general contractor and design team. The calculator is for refresh and repair scope.
