Interior painting in Los Angeles: offices, retail suites and homes
Interior painting in Los Angeles runs $1.75 to $3.25 per square foot for open-plan offices, $3.00 to $4.50 for detailed retail space and $3 to $6.50 for homes. Ceiling height, prep and building access move a job within those ranges, and after-hours work bills at 1.25 to 1.6 times the hourly rate.
This page covers how interior painting is priced, scheduled and finished in Los Angeles, starting with commercial space and ending with homes. For home figures across the state, see our California interior painting cost guide. For how crews handle occupied offices and stores, see our commercial interior painting guide.

How much does interior painting cost in Los Angeles?
Our 2026 Los Angeles ranges are $1.75 to $3.25 per square foot for open-plan commercial space, $3.00 to $4.50 for detailed or retail work, $400 to $900 for a bedroom and $4,500 to $9,750 for a 1,500 sq ft home. The home figures assume two coats and standard prep: patching, light sanding and caulking.
| Space | Our 2026 range | What moves it |
|---|---|---|
| Commercial interior, open plan | $1.75 to $3.25 per sq ft | Ceiling height and how much masking the space needs |
| Commercial interior, detailed or retail | $3.00 to $4.50 per sq ft | Trim, accent walls and after-hours scheduling |
| Bedroom in a home | $400 to $900 | Wall condition, repairs and ceiling work |
| Whole home, 1,500 sq ft | $4,500 to $9,750 | Room count, prep and trim detail ($3 to $6.50 per sq ft of living area) |
| After-hours labor | 1.25x to 1.6x the hourly rate | Evening, overnight or weekend access |
The square footage in these ranges is a pricing index, not a measure of paint. A 2,000 sq ft home holds roughly 5,000 to 7,000 square feet of paintable wall and ceiling, so an open-plan layout lands low in its range and a chopped-up older floor plan lands high. Ask every bidder whether a per-square-foot figure means floor area or paintable surface, because the two can differ by a factor of two or more.
What moves an interior painting quote in Los Angeles?
Ceiling height, color change, occupancy and scope move an interior painting quote by a predictable percentage. The chart shows typical effects on a home quote, and the table below lists what commercial jobs add: access rules, after-hours scheduling, masking, wall condition, trim and building age.

| Commercial factor | Why it changes the price |
|---|---|
| After-hours or overnight access | Labor bills at 1.25x to 1.6x the hourly rate, our published after-hours multiplier. |
| Building access rules | Freight elevator windows, loading dock bookings and a certificate of insurance requirement from the building manager can add setup time before any paint goes on. |
| Areas that need masking | Server rooms, point-of-sale equipment, display walls and glazing take longer to protect than bare drywall. |
| Existing wall condition | Patching and skim coating are separate lines on a quote; drywall repair costs in Los Angeles show how fast they add up. |
| Trim, doors and frames | Hand-cut details are slower than open wall and frequently double the cost per square foot for the area they cover. |
| Building age | Older coatings change the prep. Pre-1978 buildings can carry lead-based paint, covered below. |
How do you paint an occupied office without closing it?
Work in zones and in off-hours: clear and mask one zone, prep it, apply two coats, then hand it back before starting the next. Low-VOC coatings keep odor down, and a final walk with the site contact produces one touch-up list instead of a string of emails.
- Walk the space with the site contact and photograph walls, ceilings and existing damage. Confirm paint hours, elevator and loading dock rules, and anything that has to stay in service.
- Divide the floor into zones, each small enough to be painted, dried and handed back inside one work window.
- Move, wrap and cover furniture, flooring and equipment. Mask glazing, hardware, sprinkler heads and detectors.
- Patch, sand and spot-prime repairs, then clean the surface so the coating bonds.
- Apply two coats, waiting the recoat time on the label. Many interior latex products can be recoated within a few hours.
- Remove the masking, walk the zone with the site contact and write one dated touch-up list.
Under Bernard Toth, our crew runs occupied-office repaints this way, and the order stays the same whether the job is one suite or a full floor.
What do paint and fire-safety rules change on a Los Angeles job?
Two rules shape the spec. South Coast AQMD Rule 1113 limits interior flat and nonflat coatings to 50 grams per liter of VOC, so compliant low-VOC paint is the normal product here. Fire codes also restrict painting sprinkler heads, so masking them is part of the scope.
Rule 1113 applies in the South Coast district, which covers most of Los Angeles County. The district lists a 50 g/L limit for flat coatings and for nonflat coatings in its architectural coatings table. Compliant products have improved enough that the limit no longer costs durability, and the low odor helps in an occupied building.
Sprinklers need more care than most crews give them. Under NFPA 13 (2022), a head painted in the field must be replaced rather than cleaned, and earlier editions of NFPA 25 took the same position. The 2023 edition of NFPA 25 softens this to paint that is detrimental to performance, but which edition your fire authority enforces varies. Covering every head and smoke detector before the first roller touches the ceiling avoids the question.
Lead is a separate issue. The EPA’s Renovation, Repair and Painting rule applies to pre-1978 housing and child-occupied facilities once paid work disturbs more than six square feet of painted surface, so it matters most on apartment and home repaints. Most offices fall outside it, but old coatings still change the prep, so tell us the year the building was built when you ask for a quote.
How is an office or retail suite painted at move-in or move-out?
Paint after drywall and punch-list repairs and before flooring protection comes off and fixtures go in, so nothing is masked twice. At move-out, read the lease first: many require returning the suite in the condition received, which can include repainting accent walls before the final walkthrough.
For a new tenant the order is drywall finishing, primer, then ceilings, walls and trim in that sequence, with touch-up last. Painting before the floor and fixtures arrive is faster and cheaper than cutting in around them, and it keeps the opening date from slipping on a cosmetic item.
For a move-out, the work is a short list: patch anchor holes from shelving and signage, restore any accent walls to the lease color and touch up scuffs at door frames and corners. We handle it as one work order alongside the other repairs. Our move-out punch list guide shows how a twelve-item list stays on a three-day deadline, and our retail maintenance page covers store-specific scheduling.
What does an apartment turnover repaint involve?
A turnover is a narrow, repeatable scope: one color, flat or eggshell on walls, semi-gloss on trim, patching instead of refinishing, and a schedule that puts the unit back on the market quickly. It is usually priced per unit and bundled with the drywall patching and hardware fixes the unit already needs.
On turnover work the paint is rarely the deciding cost. A unit that sits empty four extra days because the crew could not start Monday costs more than any trim upgrade, so property managers tend to negotiate turnaround commitments rather than the rate. Our apartment turnover services in Los Angeles page covers scope, order of work and documenting repairs for the security deposit.
What does interior painting cost for a home in Los Angeles?
Homes price by the room or by living area: $400 to $900 for a bedroom, up to about $1,000 for kitchens and stairwells, and $3 to $6.50 per square foot for a whole interior. Skipping the ceiling takes about 20 percent off, and bundling several rooms takes 10 to 20 percent off.
| Home size | Whole-interior range |
|---|---|
| 1,000 sq ft | $3,000 to $6,500 |
| 1,500 sq ft | $4,500 to $9,750 |
| 2,000 sq ft | $6,000 to $13,000 |
| 3,000 sq ft | $9,000 to $19,500 |
Loaded painting labor in Los Angeles runs about $60 to $90 an hour in 2026, and most crews turn that into a flat price. Compliant interior latex runs roughly $35 to $80 a gallon. Our California interior painting cost guide has the full room-by-room table, the lead-safe rules for older homes and a section on reading a written quote.
How much paint does an office or room need?
A 20 by 15 foot room with 9 foot ceilings has about 579 square feet of wall and 300 of ceiling after one door and two windows. Two coats is about 1,760 square feet of coverage, roughly 5 gallons at 350 to 400 square feet per gallon, or about $150 to $400 of paint.
| Step | Arithmetic | Result |
|---|---|---|
| Gross wall area | 70 ft perimeter x 9 ft ceiling | 630 sq ft |
| Openings | One door (21 sq ft) plus two windows (30 sq ft) | 51 sq ft |
| Net wall area | 630 – 51 | 579 sq ft |
| Ceiling area | 20 ft x 15 ft | 300 sq ft |
| Coverage for two coats | (579 + 300) x 2 | 1,758 sq ft |
| Gallons | 1,758 / 400 up to 1,758 / 350 | 4.4 to 5.0 gallons |
| Paint cost | 4.4 gal x $35 up to 5.0 gal x $80 | $154 to $400 |
Paint is one line on a bid. Prep, labor, masking and access make up the rest, which is why quotes for the same room differ far more on schedule and prep than on paint brand. Label coverage varies by product, so treat the gallon count as a planning figure, not an order quantity.
Which paint finish goes where?
Use flat or matte on ceilings and low-traffic offices, eggshell or satin on corridors, retail floors and most homes, and semi-gloss on trim, doors and anything wiped down daily. Higher sheens clean better but show wall flaws, so prep matters more as the sheen goes up.
| Area | Finish | Reason |
|---|---|---|
| Ceilings | Flat | Hides flaws and sees almost no contact |
| Low-traffic offices and conference rooms | Flat or matte | Hides wall imperfections; scuffs easily, so avoid it near doors |
| Corridors, retail floors and most homes | Eggshell or satin | Takes cleaning without showing every flaw |
| Trim, doors, restrooms and back-of-house | Semi-gloss | Wipes down daily and resists moisture |
How do you compare interior painting quotes?
Ask each bidder for walls, ceilings, trim and prep as separate lines, the number of coats, the named product and whether the per-square-foot figure is floor area or paintable surface. Quotes that look far apart usually differ in prep, coats or schedule, not in paint brand.
| Line to compare | What to look for |
|---|---|
| Prep | Patching, sanding and caulking listed as their own line, not buried in a lump sum |
| Coats | Two coats named, with a note on any dark-over-light color change |
| Product | Brand and line named, and compliant with South Coast limits |
| Basis | Floor area or paintable surface, stated in writing |
| Schedule | Work hours, after-hours charges and how many zones or days |
| Paperwork | A certificate of insurance and a W-9 before work is scheduled. We send both the same day they are requested. |
What should you send to get a painting quote?
Send the address, the floor area or room count, ceiling height, photos of the walls, the access hours and any building rules. For an occupied space, add the hours painting is allowed, and for a building built before 1978, say so. We use that to quote walls, ceilings, trim and prep as separate lines.
Photos of the worst wall and the ceiling save a site visit on small jobs. For multi-suite or multi-floor work, a walkthrough is quicker than a long email thread, and the commercial property maintenance vendor guide explains how we document a visit so the touch-up list is one page.
Frequently asked questions
How much does it cost to paint an office in Los Angeles?
Open-plan office painting runs about $1.75 to $3.25 per square foot in our 2026 ranges, and detailed or retail space runs $3.00 to $4.50. Ceiling height, masking and after-hours scheduling decide where a job lands.
Can you paint at night or on weekends?
Yes. Occupied offices and stores are normally painted off-hours, and after-hours labor bills at 1.25 to 1.6 times the hourly rate. Dispatch and office hours are Monday through Sunday, 8 AM to 6 PM.
How many coats does interior painting need?
Two coats is the baseline behind our quoted home ranges. A dark color over a light one can need an extra coat, which typically adds 15 to 25 percent.
Do I have to repaint when I move out of a commercial lease?
It depends on the lease. Many require returning the space in the condition received, which can include restoring accent walls to the original color, so read the clause and confirm the standard with your landlord before the walkthrough.
Is low-VOC paint required in Los Angeles?
South Coast AQMD Rule 1113 limits VOC content in coatings sold or applied in the district, including 50 grams per liter for interior flat and nonflat paint. The compliant products on local shelves are low-VOC.
How long does an interior repaint last?
A quality interior job in a home lasts about eight to ten years. In a high-traffic commercial space it is closer to three to five, which is why durable, washable finishes pay back before the next repaint.
