The thresholds above describe the law in each state, not our licensing status. All four states exempt minor maintenance and repair work under $1,000 in combined labor and materials where no building permit is required. Work above that line, or work that requires a permit, requires a licensed contractor regardless of the dollar amount. We scope every job to stay within the legal lane, and we will tell you when a job needs someone with a licence rather than pretending it doesn’t.

How Multi-Location Maintenance Works

A facilities manager running 15 retail locations across three states does not want to manage 15 vendor relationships. Here is how we structure the work.

Single point of contact. One project manager coordinates scheduling, dispatches crews in each market, and sends you a single consolidated report. You do not call four different numbers in four different cities.

Standardized documentation. Every job gets a scope of work before we start, timestamped photos during and after, and an itemized invoice. If your procurement team needs a specific PO format or approval workflow, we match it.

COI and compliance on file. We carry $2M general liability insurance and produce certificates of insurance on request, usually same day. Most retail landlords and mall management companies require a COI naming them as additional insured before any vendor touches the space, and we have the process for that down to a few hours. If your lease requires specific coverage limits or endorsements, we can usually accommodate them.

Scheduling around business hours. Retail maintenance almost never happens while the store is open. We work evenings, weekends, and early mornings so the store opens clean. After-hours rates apply (1.25x to 1.6x depending on the market and time), and they are built into the quote up front.

What we do not currently carry, and will not pretend otherwise: we are not licensed contractors in any state. We operate within the minor-work exemption in each market, which means work under $1,000 in combined labor and materials that does not require a building permit. That covers the overwhelming majority of retail maintenance work: the door closers, the display installs, the drywall patches, the fixture swaps. When a job crosses the threshold or needs a permit, we tell you and help you find the right licensed contractor for that piece.

This is a better arrangement than the alternative, which is hiring a licensed GC at $200 or more an hour to change your door closer.
